What's included in the weekly rate?

Your rate is all-inclusive: the private lockable suite, utilities, high-speed WiFi, washer/dryer access, 24/7 secure access, security cameras, signage, and the complimentary client drink bar in reception. No percentage of your revenue, ever.

Do suites come furnished?

No — and that's on purpose. Your suite is a blank canvas: bring your own chair, station, and equipment, and set the space up around your brand. Most independent professionals already own gear they love, and it means you're not paying for furniture someone else picked.

Is it a lease or a license agreement?

Suites are offered under a license agreement — simpler and more flexible than a commercial lease. Final agreement terms are provided during the application process.

Do I need my own insurance?

Yes — independent beauty professionals carry their own professional liability policy (typically $10–20/month through providers like Elite Beauty Society or ASCP). Proof of coverage is required before move-in.

How does move-in work?

Once your agreement is signed and your deposit is in, you get your access credentials and can start setting up your suite. Most professionals are taking clients within a few days of getting keys.

Can my clients book with me directly?

Yes — you run your own book with whatever system you already use (Vagaro, GlossGenius, Square, etc.). Beauty Barn never touches your schedule or your money. Published tenants also get a profile in our stylist directory that links straight to their booking page.

What are the hours?

You have 24/7 access to your suite and the facility, every day of the year. Set the hours that work for your book.

Is there parking?

Yes — ample free on-site parking shared with the fitness facility, with plenty of capacity for salon clients.

What about the second-floor suites?

Upper-level suites sit on a private, quieter floor — many professionals prefer it for the exclusivity. The upper level is served by an ADA lift as well as stairs.

Are utilities really covered?

Yes. Power, water, heating and cooling, WiFi, and common-area cleaning are all in the weekly rate. You'll never see a utility bill from us.
